How to use the mortgage calculator

Formula & explanation
Monthly P&I = P × i(1+i)ⁿ / ((1+i)ⁿ − 1), where P = price − down, i = annual rate / 12, n = years × 12. PITI adds property tax/12 + insurance/12.
Examples
400k home, 80k down, 30 yr at 6.5%: P&I ≈ 2,022/mo. Add 400 tax + 100 insurance → PITI ≈ 2,522/mo.
